About the apartments


Is there a lift in all buildings?

Yes, there is a lift in all the buildings where we rent out apartments.

Is there coffee / tea in the apartment?

No, you should bring/buy your own coffee and tea. However, there is both a coffee maker and a kettle in the apartment.

Is it allowed to smoke in any of the apartments?

No, we only have non-smoking apartments. Smoking is not allowed inside the apartment. However, smoking is permitted on the balcony. If a guest smokes in the apartment we are forced to charge a penalty fee.

Is there a washing machine and dryer in the apartment?

All of our apartments are equipped with their own washing machine. Unfortunately, there is no dryer but our apartments are equipped with a drying rack that can be used to dry clothes. There are also irons and ironing boards in the closets in the bedroom.

What apartment types are there and how many people can stay in the different apartments?

Apartment with 1 bedroom (34-38 m2) - sleeps 2 people (max 3 persons with extra bed)
Apartment with 1 bedroom and sofa bed (34-38 m2) - sleeps 4 people
Apartment with 2 bedrooms (55-60 m2) - sleeps 3 people (max 4 people with extra bed)
Apartment with 2 bedrooms (58-60 m2) - sleeps 4 people (max 5 people with extra bed)
Apartment with 3 bedrooms (70-80 m2) - sleeps 5 people (max 6 persons with extra bed)

Do I have to bring my own hair dryer?

There is a hair dryer in all our apartments. You will find it under the sink in the bathroom.

Do I have to bring bed linen and towels?

Beds will be made for you before you move in. A large towel and hand towel are provided to all tenants in the apartment where you will also find a starting kit that includes toilet paper, hand soap and washing detergent for both dishwasher and washing machine.

Do you replenish consumables such as toilet paper etc?

No, not beyond the starter pack that is in the apartment on arrival, you will however find a grocery store close by your apartment, check the map for more information.

Booking and payment


Is the reservation refundable in case of illness?

Our 14-day cancellation deadline applies regardless of the circumstances. This means that if for some reason you are prevented from using your reserved apartment, you must contact your insurance company to find out if they cover the cost of your reservation for you.

Do you have an age limit?

Yes, all tenants must be older than 25 years or be part of a family.

Do you have experience with insurance matters?

We have long and good experience with all insurance cases and have good cooperation with several insurance companies. If you need a temporary place to live due to water leakage, fire, refurbishment or similar, contact us and we will arrange all the practicalities surrounding the tenancy directly with the insurance company.

What are your conditions for changing or cancelling a reservation?

We have a 14-day cancellation and amendment policy. This means that you can cancel or change your reservation free of charge up to 14 days before the arrival date. If you want to cancel when it is under 14 days left to check-in you will be charged for the remaining days within the 14 days policy.

What payment methods do you accept and when do I have to pay for my booking?

You can pay by credit card, LinkPay or invoice. We do not accept cash payments. We operate with prepayment so for shorter stays the entire booking must be paid 14 days prior to arrival. For longer stays monthly payment can be agreed. Payment by invoice (except for contract customers) require a deposit reserved on a credit card that will be released upon check-out. Please note that it may take a few days for the amount until it is visible in your account, depending on which bank you use. We require 5000 NOK security deposit on arrival on all reservations.

If I rent several apartments, is it possible to get these in the same building?

If you have booked several apartments, we will try to place these reservations as close together as possible.

How do I rent an apartment?

Can I choose which apartment I want to live in?

Unfortunately, it is not possible to choose a specific apartment. Please let us know of any preferences when it comes to address, floor etc. and we will do our best to meet your wishes.

When should I notify you if I want to extend my stay?

If you want to extend it is important that we get notified in good time before the original check-out date. As long as we have vacant apartments, extending your stay is no problem. Please contact us at post@bjorvika-apartments.no or by phone +47 48 60 53 33.

Do you take a deposit?

Yes, we reserve a 5000 NOK deposit on arrival. Please get in touch with us for details.

Do you have special offers for businesses?

Yes. Since our beginning, we have worked well with several small and large companies. Contact us at post@bjorvika-apartments.no or at +47 21 38 01 88 and we will tailor an agreement to suit your company.

Moving in and out


Is there any place to store our luggage before moving in or after moving out?

Oslo: You can store your luggage with us in our office at Schweigaards gate 15 B Bergen: Unfortunately, we are not able to store your luggage, you can however find lockers at the central station or the buss terminal. Trondheim: Unfortunately, we are not able to store your luggage, you can however find lockers at the central station.

What is the address of my apartment?

All our apartments are in the same area but at different addresses. We will send you an SMS with the address of your apartment the day before arrival.

I have no way of getting the keys myself. Can a friend / colleague / partner check in for me?

If you do not have the opportunity to check-in in yourself, you must contact us in advance at post@bjorvika-apartments.no.

I don't have a phone with me. What do I do now that I can't call and tell me I'm at the address?

In Oslo, you can come to our office at Schweigaards gate 15 B to check in. Please contact us if you have a reservation for Bergen or Trondheim to arrange something.

Can I check-in after check in hours?

Check-in after ordinary opening hours must always be agreed in advance as it depends on whether the person working in the evening can stay longer at work. Note that there will also be a fee of NOK. 450 per each started hour after check in hours.

Can I check-in before 15:00?

Unfortunately, we cannot promise this, as it depends on when the apartment is ready. But if the apartment should be ready at an earlier time, you can of course check in earlier.

Can I move out after 12:00?

We cannot promise this, as it depends on when we must have the apartment ready for the next tenant. But a separate agreement for late checkout can be made with the office if there is a possibility.

Do I need to bring my credit card with me on arrival?

Yes. For security reasons, all guests must be able to present the payment card and valid ID. Unfortunately, we cannot check you in if this cannot be shown.

Do I have to clean the apartment before moving out?

No. Cleaning of the apartment is included in the rental price, please leave the apartment tidy, and take out the trash before you leave.

When do I have to move out?

No later than 12:00 on the day of departure.

When and where can I get the keys to my apartment?

The check in time starts at 15:00 o'clock. In Oslo you can pick up the keys in our office at Schweigaards gate 15 B. For Bergen and Trondheim there will be a meet & greet, please get in touch with us in order for us to arrange your check in.

While staying with us


Will bed linen and towels be changed every day?

To save the environment and since we are not a hotel we will change your linen and towels once a week for stays longer than 10 days. This is part of the weekly cleaning of your apartment. There is a washing machine in all apartments, so it is easy to wash the towels if you wish so.

Are parties okay?

No, we do not allow any parties in our apartments. It should be quiet between 22:00 and 08:00. In case of breach of the rules, the tenancy agreement is immediately terminated. Already paid rent and deposit will not be refunded.

Where and how do I dispose different types of waste?

There are garbage rooms in connection with all buildings. We tell you where your nearest trash room is at check-in. You will also find information regarding how to sort the waste and where to dispose it inside your apartment. Please get in touch with us if you can not find the information.

If something doesn't work as it should in the apartment, who should I contact?

How often is the apartment cleaned and when do the cleaners come to my apartment?

Cleaning after you have moved out is always included in the rate. If you stay with us for more than 10 nights, you will receive a weekly cleaning of the apartment. Normally, the apartment will be cleaned on the same day of the week that you have arrived (there is no weekly cleaning on weekends). Weekly cleaning includes change of towels and bed linen. The cleaning takes place between 08:00 and 16:00 o'clock.

I have an electronic lock on my door, how does the lock work?

Most locks are easily activated with the grey chip that you have received. Please note that the doors are self locking doors.

The internet does not work, what do I do now?

First, try restarting both the modem and the router by unplugging the power cable to both boxes. Then wait for approx. 30 seconds before you first connect the modem. Wait for the modem to start up before connecting the router. If this does not work, you can contact the office by phone +47 21 38 01 88 or +47 48 60 53 33.

Are you available during the weekend?

Yes, our office is open every day between 9:00 and 23:00. During opening hours, we can be reached on tel. +47 21 38 01 88 or tel. +47 48 60 53 33, and at post@bjorvika-apartments.no.

Is there a grocery store near the apartment?

Yes, all our apartments are close to a grocery store. Please see the map for details.

Is there an electric car charger?

As of today, unfortunately we have no charging facilities associated with our parking spaces. However, there are parking spaces with charging facilities nearby.

Are there available parking spaces nearby?

We have several parking spaces in the garage below the residential buildings. Please note that we only have a limited number, so it is advisable to pre-book parking to secure space.

How to get to my apartment?

We have maps with overview and directions to all our apartments. Send a request to post@bjorvika-apartments.no and we will send you an overview by mail.

What do I do in case of emergency after office hours?

In Oslo and Bergen we have a security company that assists our guests in emergencies after office hours. Please see the information in your apartment for details.

How do I get to and from the airport?

Can we rent an extra bed / cot?

Yes, we can offer both 1 extra bed and 1 baby cot in most apartments. Extra bed costs NOK 250 per night and baby cot costs a NOK 300 for the entire stay.

Do you offer breakfast?

No. We rent apartments with fully equipped kitchens adapted to self-catering. If you need somehthing fast, there are several nice cafes nearby that offer sanwiches and other great breakfast dishes.

Do you allow pets in the apartments?

Unfortunately, we can not allow pets in our apartments, as we also have guests that suffer from allergies.
